Ormeley Road

Marcus and Lindsey came to us for assistance renovating the dilapidated coach-house at the end of their garden.

They had a clear vision for the project:

  • an open plan ground floor with kitchen and living spaces

  • to extend the upstairs to create 2 bedrooms and a master bedroom

    garden

As sometimes happens, the planning officer visited the site and requested that the pitch of the gable end to the roof extension be altered. We were on hand to engage in dialogue with the planner, and prepared revised drawings which we felt met their requests, whilst not compromising the design. Planning was then granted for the proposal.

The clients were able to work with the contractor to specify all finishes and fittings, just the way they wanted them.

We discussed their design preferences and ideas, then having measured up the building, set about preparing design drawings of a scheme that met both the clients’ needs, and the local planning policy guidelines.

Having presented our proposals, and following a few tweaks to the design following feedback from the clients, we prepared a householder planning application for the proposal.

With a thorough set of planning drawings showing plans and elevations of the proposal, including internal layouts, Marcus and Lindsey were able to approach a building company for a quote.

Their builder was happy to deal with building regulations themselves, and to work with their own structural engineer. If they had not been capable of this, a local architectural technician could have been appointed to assist with these matters.
